I'm don't know if this thread is dead or not, but here's where I stand...I just moved out due to the lease being up, I paid my half's month rent, since I was only occupying the residence up to the 15th. I tried to return the keys on the 15th (which was Friday) at around 2pm, there was nobody there, and the sign on the door say will return 9:00. I figured this meant 9am Monday, so I left a note saying I had been by, and please call to arrange a drop off time for the keys. I got a phone call from the property management company today, and she told me "oh I had just went to the bank, and when I came back I got your note" I think she's trying to set me up, I'm giving the keys to her today, and she told me I would get my deposit back this week, and then mentioned something about professional shampooing the carpet, I have no Idea what she's talking about, whether I'm responsible for it or not? I don't have my copy of my lease on me, (I know, dumb mistake) but if she tries to jip me out of my deposit (there is NO damage to the place, and it's clean) what should I do? Anything I could say to get her attention, without sounding too aggressive?

The thread ain't dead if you or anybody has questions.

I do have the carpets cleaned before I move out of rentals whether it is an office or apartment. I use a reputable firm and make a copy of the receipt for the landlord and I take pics of the place once it is vacated. In this state the landlord can not charge for normal wear and tear. They can charge for cleaning and the carpets are a huge way for them to zap a tenant. They get a big discount because the use the same cleaner a lot and then they tell you it cost $400 or whatever to pocket some more money. If they charge you I would demand to see the receipt to make sure it is not a ripoff.

I dropped the keys off, and the property manager told me "you'll get your deposit sometime this week" I'm very skepticle of this woman, she just makes me very uncomfortable, kind of like when you're talking to an auto mechanic and you just KNOW you're getting ripped off, but nothing you can do Oh well, I'll just hope for the best, and expect the worst, that way I can't be let down.

The burden is on them to prove the damage or loss. That is why I take pics.

If it is just carpet cleaning you will get most of your deposit back.
